1. Introduction & Acceptance of Terms
Welcome to Aalap Developer. By accessing our website, engaging our services, or purchasing/booking any real estate properties managed or developed by us, you agree to comply with and be bound by the following Terms and Conditions. Please read them carefully before proceeding with any transaction.

2. General Information
Company Identity: Aalap Developer is a real estate development firm established in 2018, operating in accordance with applicable local, state, and national real estate regulations (including RERA where applicable).
Scope: These terms govern all inquiries, booking applications, property viewings, marketing materials, agreements, and digital platform usage associated with Aalap Developer.

3. Property Information & Availability
Visual Representations: All images, floor plans, layouts, specifications, and virtual tours provided on our website or promotional brochures are artistic impressions and serve illustrative purposes only. Actual dimensions, finishes, and features may vary during actual execution.
Pricing & Availability: Property availability and prices are subject to change without prior notice until a formal booking agreement is executed and the initial booking deposit is paid.

4. Booking & Payment Terms
Expressions of Interest & Booking: A property is considered reserved only after the submission of a signed Booking Form, required Know Your Customer (KYC) documentation, and receipt of the designated booking amount cleared in Aalap Developer's bank account.
Payment Milestones: Buyers are obligated to adhere strictly to the payment schedule agreed upon in the allotment letter or sale agreement. Delayed payments may attract interest charges as per applicable statutory guidelines or contractual terms.
Taxes & Statutory Levies: Prices quoted generally exclude applicable government taxes (e.g., GST), stamp duty, registration fees, maintenance charges, and legal fees, which shall be borne entirely by the purchaser.

5. Cancellations & Refunds
Cancellation Request: Any request to cancel a property booking must be submitted in writing by the primary applicant.
Deductions: In the event of a cancellation, forfeiture charges or administrative fees will be applied in accordance with the signed allotment agreement or governing real estate rules before issuing any applicable refund.

6. Possession & Handover
Timeline: Estimated completion and handover dates provided during booking are targets based on current development schedules. Handover schedules may be adjusted due to legal approvals, weather conditions, supply chain disruptions, or Force Majeure events.
Handover Conditions: Possession will be granted only after the total agreed-upon property value, along with all statutory dues, registration fees, and operational deposits, has been cleared in full by the buyer.

7. Intellectual Property
All content, logos, branding assets, architectural designs, and materials created or displayed by Aalap Developer are the exclusive intellectual property of the company. Unauthorized reproduction, distribution, or commercial exploitation is strictly prohibited.

8. Limitation of Liability
Aalap Developer shall not be liable for any indirect, incidental, or consequential damages resulting from the use of our website, reliance on preliminary marketing content, or minor adjustments made during the construction process in compliance with engineering or municipal directives.

9. Governing Law & Dispute Resolution
These Terms and Conditions shall be governed by and construed in accordance with the laws of the jurisdiction in which Aalap Developer operates. Any disputes arising out of or in connection with these terms shall first be attempted to be resolved through mutual negotiation, failing which they shall be submitted to the competent civil courts or arbitration forums in the local jurisdiction.
